Indoor Air Quality Testing
in Beltsville, College Park, Hyattsville, and all the Surrounding Areas in Washington DC, Maryland, and Virginia
The Cough, the Smell, the Dust That Won't Quit. Let's Measure It.
Here’s what an indoor air quality test gets you: an answer. We come out, take readings in the rooms that bother you, and explain what we find. In plain words, not a lab report. Most of the time the news is good. Hearing that out loud is worth the visit on its own. And when something does turn up, you’ll know what it is and what fixing it takes. No guesswork, no scare stories, no gear you didn’t need. Just a straight read on the air your family breathes every day. That’s the whole job.

Fortiz HVAC Inc: Air Quality Testing That Might Say You're Fine
The Meter Decides, Not the Salesperson
Plenty of air quality advice starts with a product and works backwards. We do it the other way round. Our technicians take readings in the rooms you’re worried about. Then we compare them against what a healthy home looks like. You get the results in writing either way. Sometimes that points to a filter change. Sometimes a ventilation fix. Plenty of the time it points to nothing at all, and we’ll happily say so. Over 20 years of hands-on HVAC experience will teach you that. Selling somebody gear they don’t need is how you lose a family for good. Every job’s fully licensed across Maryland, DC and Virginia.

What Does Indoor Air Quality Testing Cost?
Fair question, and here’s the honest version. Indoor air quality testing, IAQ testing, home air quality testing, it’s all the same visit. The price moves with how much of the house you want covered. You’ll have the number before anything gets booked. Four things decide where it lands.
1. How Much of the House We're Testing
One problem room costs less than the whole house. Obviously. Most people start with the rooms that bother them, plus one normal room for comparison. That keeps it sensible and still tells you whether the trouble is local or everywhere.
2. What We're Looking For
Dust, damp and stale air are quick checks. They’re on nearly every visit. Chasing fumes or running a safety check on anything that burns fuel takes longer and adds to the bill. So we ask what you’ve noticed first, then build the visit around that.
3. How Long We Leave the Meters Running
A quick reading is cheap and mostly useless. Air changes through the day as you cook, shower and open doors. Leaving the meters in place while you live normally costs a little more. It’s also the difference between a number and an answer.
4. Whether We End Up Looking at the Ducts
Sometimes the readings point straight at the duct system. Having a proper look adds time to the visit. We’ll tell you before we do it, and you get the choice. Nobody should find surprise line items on an invoice.
Every Reading We Take on an Indoor Air Quality Test
Air quality isn’t one number on one screen. It’s a stack of small readings that only mean something together. Here’s the full lineup our indoor air quality testing specialists run, and what each one tells us about your house.
Particle & Allergen Testing
Dust, pollen, pet dander, cooking smoke, all the pieces small enough to hang in the air and end up in your lungs. We read particle counts room by room to find where the number jumps. A spike almost always means your filtration is outmatched or something’s slipping into the system upstream of it.
VOC & Chemical Off-Gassing Testing
Fresh paint, new laminate, carpet adhesive, half the bottles under your kitchen sink. All of it gives off fumes as it settles, and every home carries some. We measure how much and help trace where it’s coming from, because the fix is usually removing one specific source and moving more air, not tearing out a room.
Carbon Monoxide & Combustion Safety Testing
No smell, no color, no warning. That’s exactly the problem. We test around every fuel-burning appliance in the house and confirm it’s venting the way it’s supposed to. This reading takes minutes, it’s on every single visit, and it’s the one we’d far rather catch on a quiet Tuesday than any other way.
Ventilation & CO2 Testing
We measure the carbon dioxide you breathe out, which sounds strange until you understand why it matters. It stacks up when fresh air isn’t arriving fast enough, and that’s the heavy, foggy, stuffy feeling no thermostat setting has ever fixed. It’s also one of the most satisfying problems to solve, because the difference hits you the same day.
Humidity & Moisture Mapping
Too dry and you’re living with static shocks, cracked trim, and a sore throat all winter. Too damp and you’ve set the table for mold and dust mites without meaning to. We map humidity room by room, basements and crawlspaces very much included, and pulling your levels back into range is usually quick work.
Airflow & Room Balance Testing
The best filter ever made does nothing if air isn’t moving through it. We measure what’s reaching each room against what should be. Half the homes in this region have one section starved while another gets everything, and that imbalance shows up fast the second somebody bothers to measure it. Where the duct design is the cause, we can fix that too.
Duct & Filtration Inspection
A huge share of air quality problems start inside the ductwork and get overlooked there just as often. We check for debris, for gaps pulling attic dust straight into your conditioned air, and for filters either too thin to help or so thick your system can’t breathe. It’s consistently the cheapest part of the visit to act on.
Commercial & Multi-Tenant IAQ Testing
Restaurants, offices, retail buildouts, and property management portfolios face air quality on a different scale, with tenant complaints and code compliance attached. Our commercial indoor air quality testing covers stuffy conference rooms, kitchen exhaust issues, and whole-building ventilation across the DMV.
One Call, One Team, One Straight Answer
The Person Who Picks Up Is the Person Who Tests
Call once and you’re talking to somebody who runs these tests for a living, not a script and not a transfer. One of our indoor air quality specialists answers, asks what you’ve been noticing, and books it. That’s the whole process, and it’s what a family-run team sounds like from the first ring.

We Test While You're Living In It
We schedule around your normal week on purpose, because an empty house on a Tuesday morning tells you almost nothing about the air your family breathes on a Saturday night. Our technicians work across DC, Maryland, and Northern Virginia, and same-week scheduling is simply how we operate.

Results in Days, Not Weeks
You will never be chasing us for a report. We walk you through every reading before we leave the driveway and follow up in writing so you've got it on paper. No waiting, no chasing, no mystery invoice landing three weeks later.

One Test Is a Snapshot. Your Air Keeps Moving.
The Air in Your Home Changes Twice a Year, Whether You Test for It or Not
Spring dumps pollen across this entire region while your windows sit wide open. Deep winter seals the house shut and quietly recycles whatever’s already trapped inside. A reading from one season can’t describe the other, and that’s not a sales angle, it’s just how buildings behave. Homes with allergies or asthma in them get the most out of a check at both ends of the year, which is why our indoor air quality testing experts build seasonal comparisons into the report we hand you.
Calibrated Meters and 20 Years of Field Experience
Before we recommend a single thing, our certified technicians do the homework most companies skip entirely. We walk your home with you, read the rooms you flagged plus a control room for comparison, check filtration and duct condition and only then open our mouths about solutions. Nothing gets recommended off a generic chart or a product catalog. That’s the Fortiz difference, and it’s exactly why homeowners keep sending us their neighbors.
The Best Time to Test Is Before Someone Gets Sick
There’s no bad time to find out what’s in your air, but there are better ones. Test before a baby arrives, right after a renovation settles, or the week you close on a house whose history you don’t know. And if somebody in your home has been coughing at night for a season already, stop waiting for the perfect window. Every month you put it off is another month of breathing something you haven’t identified yet.
8 Reasons Homeowners Book an Indoor Air Quality Test
Nobody calls us quoting particle counts. They call because of something they noticed and couldn’t explain. Here’s what we hear most across Beltsville, Hyattsville, Silver Spring, and everywhere in between.
The Room That Always Smells Like the Basement
You stop smelling your own house within about a week. Your guests never do. A musty edge that won’t shift usually traces back to damp somewhere out of sight, whether that’s a crawlspace or a duct run crossing a cold exterior wall. We find out which one it is instead of leaving you to sniff around for it.
Dust Back on the Shelf Two Days After Cleaning
Dusting should not be a weekly losing battle in your own home. When it is, something is putting dust back into your rooms faster than you can lift it off, and it’s usually a filter that’s outmatched or a duct system quietly shedding into your air. Both are fixable and neither is expensive to check.
Allergies That Get Worse Indoors Instead of Better
Home is supposed to be the break from pollen season. When walking through your own front door makes it worse, pollen is getting in and then staying in, and a test shows you how much and where. That conversation almost always ends at filtration rather than anything dramatic.
The House That Feels Stuffy the Second You Walk In
Stuffy isn’t a temperature problem, which is precisely why the thermostat never fixes it. It’s stale air that isn’t getting replaced fast enough, and we can measure that directly with CO2 readings. It’s one of the most satisfying problems in this whole business to solve, because you feel the change immediately.
Somebody Coughs at Night and Nowhere Else
When symptoms follow the room instead of the season, the building is the variable. A cough that shows up in one bedroom and vanishes everywhere else deserves measurement, not another humidifier. We read that room against a normal one, and the comparison usually tells the whole story in one visit.
A New Baby, a New Pet, or a Fresh Renovation
All three change what’s floating in your air, and all three are excellent reasons to check. New parents mostly want reassurance, and mostly that’s what they get. Renovations kick up dust and chemical fumes that linger far longer than the mess does, and a new pet just adds dander to whatever was already there.
You're Buying or Selling and Want It Documented
Buyers ask harder questions than they used to, and a documented indoor air quality test answers them before they turn into negotiation leverage. On the buying side, it’s the cheapest look you’ll ever get inside a house whose history nobody has told you about yet.
Tenant Complaints You Need Answered With Data
Property managers and commercial clients call us when “it feels stuffy in here” needs to become something defensible in writing. Our commercial IAQ testing turns a vague complaint into a measured readout you can act on, document, and close the loop on.
Old Rowhomes and New Builds Get It Wrong in Opposite Ways
We didn’t learn this region’s air from a manual. We learned it door by door. A prewar rowhome near the Washington National Cathedral leaks like a sieve. Fresh air is never the problem there, but pollen and street dust walk right in. A tight new build out toward Tysons has the opposite trouble. Almost nothing gets in and almost nothing gets out, so everything indoors just stacks up by February. Split-levels through Silver Spring land somewhere between and hide their damp downstairs. We test for the house you’ve actually got, not the average one.

Indoor Air Quality Testing FAQs
Because the building is the variable, not the season. When a headache lifts at the office and comes back by dinner, something indoors is driving it. Testing tells you what, instead of leaving you to guess.
Most single-family visits run two to three hours. Size of house and number of rooms move that either way. We don't rush it, and you'll have the walkthrough and the explanation before we leave.
We test the conditions mold needs, which means damp, moisture and airflow. If your readings sit where mold gets comfortable, we'll say so plainly. We don't do mold sampling or removal ourselves, so if that's where it points, you'll know exactly what to ask a specialist for.
Only if the numbers say you need one. Plenty of tests come back clean, and telling you that is worth more to us than a quick sale. When a reading does point at filtration or ventilation, we'll show you the number behind it first.
Often, yes. People test before a baby arrives, after a renovation, or when buying a house with a history they don't know. It's cheaper to check than to wonder, and most of the time you get to stop wondering.
Yes. We handle indoor air quality testing for restaurants, offices, retail spaces and property management portfolios across the DMV. Tenant complaints and stuffy meeting rooms are usually what starts the conversation.
