Ductless Mini Split Repair
Why Is My Mini Split Dripping Water Down the Wall?
Your mini split drips water down the wall because the condensate drain is blocked. The head pulls moisture from the air all day, and that water leaves through one narrow gravity line. Clog it and there's nowhere else for the water to go. It's our most common mini split call, and usually the cheapest fix.
Almost every mini split here is a retrofit, in a converted attic or a basement apartment where ducts were never an option. Long line sets, drains threaded through finished walls, and a DMV August that never lets the coil dry out.
- 1 narrow lineYour whole drainage system. One clog and it's coming down the wall.
- 3 faultsCondensate, a fouled blower wheel, and heads that stop talking to the condenser.
- $115Flat diagnostic, credited to the repair when we finish the same visit.
- 30–50%Healthy indoor humidity. A head that quits dehumidifying blows past that in days.
What Your Mini Split Does Before It Gives Up
Mini splits rarely die outright. They drift, and because each head owns one room, the rest of the house carries on perfectly while that space quietly stops working.
Water's Running Down the Wall Under the Head
The drain line has blocked and the pan is overflowing. Mini splits drain by gravity through a narrow pipe, so it takes very little to back one up. Switch that head off at the remote and the dripping stops while you wait for us.
A Light Is Blinking on the Indoor Unit
That's a fault code, not a glitch. The number of blinks, or the pattern across two lights, maps to a specific problem in the manufacturer's manual. Count them before you call and we can often bring the right part with us.
One Room Stays Warm While the Rest Is Fine
On a multi-zone system every head has its own board, its own drain and its own branch off the shared line set. One zone down while the others run points at that zone rather than the outdoor unit. That usually makes it the cheaper repair.
It Smells Like a Damp Basement When It Starts
Mini splits run long and slow by design, so the coil stays wet and the blower wheel rarely dries out. Through a humid summer that grows mold inside the housing. A deep clean clears it, and the smell doesn't come back on its own.
The Head Runs All Day and the Room Never Cools
The system is working but not moving heat. Low refrigerant charge, a coil packed with dust, or a reversing valve stuck between heating and cooling are the three usual answers. Running it harder won't get you there.
There's Ice on the Line Set in August
Ice in summer means airflow or refrigerant has dropped below what this humidity demands. The coil gets cold enough to freeze the moisture landing on it, and that ice then blocks what airflow was left. Shut it off before the compressor pays for it.
Most of these are repairs, not replacements. If the head's young and the compressor's healthy, we fix it and go. When a system's genuinely past saving, or the line set was undersized the day it went in, we'll tell you and walk you through mini split installation and replacement. If the room needs more than one head can give, ductwork or a second zone is the better answer. And when the smell is the complaint rather than the cooling, indoor air quality testing tells you what's growing in there.
How Much Does Mini Split Repair Cost?
Mini split repair starts at $115 for the diagnostic, or $145 nights and weekends, and that fee comes off the repair when we finish on the same visit. After that it's down to the part, the age of the system, and whether the manufacturer still stocks the board. What the repair runs goes to you in writing before anyone opens a panel. If replacing turns out to be better value, you'll see both numbers side by side. Financing through Wisetack is there if it's the bigger job.
Flat diagnostic, credited to the repair when we finish the same visit.
Fix the Head, or Replace the System?
Most Mini Split Faults Are Repairs
A control board, a drain pump, a capacitor, a blower wheel. Those are parts, and parts get swapped. Replacement earns its place in two situations: the compressor's gone on a system past ten, or the line set was undersized from day one and no repair touches that. We price both paths and you pick. Nobody here works on commission, so there's no thumb on the scale.
Why Do Mini Split Owners Keep Our Number?
We Count the Blinks Before We Open Anything
We know the brands that dominate here.
Mitsubishi and Daikin sit on most DMV retrofits, and neither gives you a plain-English display. They blink. Reading that pattern properly is the whole difference between a one-visit repair and a new board you never needed.
We start at the drain, every time.
It's the most common fault and the cheapest fix on the list. Checking it first means a good share of visits end in twenty minutes instead of with a quote.
One head or five, same team.
Multi-zone adds branch boxes and a shared line set, which is where diagnosis gets genuinely harder. Family owned since 2019, EPA 608 and NATE certified, with over 20 years behind the work.
Your Repair, Start to Finish
Four steps, and you'll know the price before the fourth one.
-
1. Tell Us What the Head's Doing
Someone who works on these picks up. Blinking, dripping, smelling, or one room out. Describing it on the phone usually narrows the fault before anyone's dispatched.
-
2. We Read the System, Not Just the Symptom
The technician pulls the code, checks the drain and blower wheel, reads pressures, and confirms the head and condenser are still talking. Multi-zone gets the branch box checked too.
-
3. The Price Lands Before the Work Does
You get the fault in plain words and the fix as a line item. Nothing's opened, ordered or replaced until you've said yes to the number.
-
4. Fixed, Then Watched
We repair it on the same visit wherever the part allows. Then the head runs a full cycle while we check output temperature, drainage and the fault log.
One Room Out While the Rest of the House Is Fine?
We Can Usually Get There This Week
A dead head isn't an inconvenience when it's the only thing conditioning that room. Nurseries, home offices and basement apartments lose the space completely, and in August that takes hours. Our technicians cover DC, Maryland and Northern Virginia, and mini split calls slot in quickly because most of them are short.
Count the Blinks Before You Call
Watch the indoor unit and count how many times the light flashes before it pauses and repeats. Tell us that number when you book and we can often bring the right part with us.
Put a Towel Down and Shut It Off
If water's coming down the wall, switch that head off at the remote. It stops making condensate, the dripping stops, and you've saved yourself the drywall while you wait for us.

Ductless Mini Split Repair FAQs
Your mini split drips water inside because the condensate drain is blocked. These systems drain by gravity through a narrow line, so a small clog backs water up into the housing and over the edge. It's one of the quicker repairs we do, and catching it early saves the wall underneath.
The blinking light on your mini split is a fault code. The number of blinks, or the pattern across two lights, maps to a specific problem in the manufacturer's service manual. Count the blinks before you call and tell us the number, because it often tells us which part to bring.
Only one mini split head works when the fault sits in the other zone rather than the shared system. Each head has its own board, its own drain and its own branch off the line set. One zone down while the others run points at that zone, which usually makes it the cheaper repair.
Your mini split smells musty because the coil and blower wheel stay damp. These systems run long and slow by design, so the wheel rarely dries out, and a humid DMV summer grows mold on it. A deep clean clears it, and seasonal maintenance keeps it from returning.
We repair most brands of mini split, including Mitsubishi, Daikin, Carrier, Bryant, Trane, Lennox, Bosch and LG-compatible systems. Parts availability changes with brand and age, so we'll tell you up front if a board is going to be hard to source rather than discover it halfway through.
We repair mini splits in condos and rental properties across the DMV, including property management portfolios and multi-unit buildings. Building access and shared line sets change how we schedule, so we plan around tenants and building rules rather than expecting them to work around us.
